‘Also with the sale of the site I ask that my banners to my two graphics site remain
up and running.’
I would not endorse a sale with any ‘future expectations of content’

According to the owner the site is currently earning about $40 a month in revenue – though she is not actively pursuing ad sales.

Be sure to ask for the years web stats before making an offer. Require a NDA and full control and ownership of all content with the credit provided for past articles. (Meaning owner may not publish content on on other sites as it will decrease your PR.)
